Auf dem Grundstück an der Panke in Berlin-Wedding entstand für die Gesobau AG ein Wohngebäude mit 60 Mietwohnungen und einer Gewerbeeinheit im Erdgeschoss. Das Grundstück liegt inmitten der historischen Blockstruktur des Wedding. Im Zuge des Wiederaufbaus der 1970er Jahre erhielt der Block eine zeitgemäße, offene Wohnstruktur. Allerdings blieben weite Teile unbebaut und städtebauliche Kanten und Ecken wurden nicht wieder aufgegriffen.
Der Entwurf füllt die fehlende Ecke an der Panke-Querung der Gerichtstraße im Stil der offenen Bauweise aus. Als markanter Solitärbau ergänzt der siebengeschossige Wohnkomplex die vorhandene Bebauung der 1970er Jahre und bildet mit ihr ein offenes Hofensemble, das sich zur Panke hin öffnet.
Der Sockel des Gebäudes beherbergt eine Gewerbeeinheit entlang der Straße sowie Neben- und Abstellflächen, während sich das Eingangsfoyer in der Mitte befindet. Transluzente Öffnungen bringen Licht in den geschlossenen Sockel, Schaufenster und große Verglasungen geben den Blick auf Gewerbe und Eingang frei. Das Gebäudefoyer mit vertikalem Erschließungskern verbindet die beiden Wohnflügel und ermöglicht eine effiziente Etagenorganisation mit einem vereinfachten Sicherheitstreppenhaus für zehn Wohnungen pro Etage.
Der Putzkubus der Wohnetagen hebt sich in Materialität und Öffnungsgliederung vom Sockel ab und betont den urbanen Charakter der Wohnanlage.
A residential building with 60 rental apartments and a commercial unit on the first floor was built for Gesobau AG on the site on the Panke River in Berlin-Wedding
The property is situated in the heart of the historic block structure of Wedding. During the reconstruction efforts in the 1970s, the block underwent a contemporary transformation, adopting an open residential structure. However, significant areas remained undeveloped, and the restoration of relevant urban was not considered.
The design of the residential complex seals the previously vacant corner at the intersection of Gerichtstraße and Panke, following the style of open construction. Serving as a prominent standalone structure, the seven-story building complements the existing 1970s development and together they form an open courtyard ensemble that faces the Panke River. This design creates a harmonious integration with the surrounding area while providing a welcoming and aesthetically pleasing addition to the neighborhood.
The ground floor of the building incorporates the commercial unit along the street, alongside ancillary and storage areas. The entrance foyer is centrally positioned within the base. Translucent openings are incorporated to bring natural light into the enclosed area, while display windows and large glazed areas offer views of the commercial unit and entrance, creating an inviting atmosphere.
The building's foyer, which includes a vertical circulation core, serves as a connection between the two residential wings. This layout enables efficient floor organization, with a simplified security stairwell accommodating ten apartments per floor. The design ensures practicality, effective space utilization, and security for the residents.
