Das historische Backsteinportal der Malplaquetstraße 19 in Berlin Wedding markiert als Fragment den Zugang zu den ehemaligen Fabrikhallen der Osram-Höfe. Das neue Wohn- und Geschäftshaus, das als Zusammenschluss einer Baugruppe entwickelt wurde, setzt sich an das Portal und vervollständigt, in ortstypischer Blockrandbebauung mit Vorderhaus und Seitenflügel, die vorhandene Stadtstruktur.
Die Ablesbarkeit der Historie und der räumliche Bezug zu den inzwischen vielseitig genutzten Produktionshallen entsteht durch die Integration des Bestandsportals in den Neubau und bestimmt die Gliederung des Gebäudes durch den vergleichsweise großzügigen industriellen Maßstab.
Der Zweispänner mit asymmetrischem Kern richtet sich im Wesentlichen nach den existierenden Bedingungen. Während in der Wohnung des Vorderhauses die zentrale Zirkulationsfläche minimiert ist, sind die Funktionen der Wohnungen des Seitenflügels ähnlich einer Enfilade angeordnet.
Zugunsten der individuellen Gestaltung der Grundrisse sind verschiedene Aufteilungen und unterschiedliche Bäderkonstellationen bei gleicher Schachtführung geplant. Hieraus resultiert eine adaptierbare Raumaufteilung, die auf individuelle Bedürfnisse hinsichtlich Zimmeranzahl und Offenheitsgrad reagieren kann.
Die privaten Räume orientieren sich zum ruhigen Hof, während sich die gemeinschaftlichen Räume mittels einer großflächig verglasten Fassadenschicht zum Straßenraum öffnen. Das Wechselspiel aus logenartigen Balkonen, sowie großflächigen, festverglasten Fenstern werden nicht nur der Nachfrage von privaten, innerstädtischen Außenräumen gerecht, sondern stärken auch den unmittelbaren Kontakt zur direkten Umgebung. Die Aufenthaltsqualitäten an der Schnittstelle zwischen öffentlich und privat bilden die Basis dieser plastischen Fassade, die zusammen mit dem historischen Bestandsbogen die Adresse und Identität des Hauses prägt.
Ein sensibler Umgang mit dem Bestand, sowie das hohe Maß an möglicher individueller Gestaltung machen das neu entstandene Gebäude zu einem nachhaltigen Beitrag zur Berliner Stadtstruktur.
The fragment of the historic brick portal at Malplaquetstraße 19 in Berlin Wedding marks the entry to the former Osram-Höfe factory halls.
The new residential and commercial building, which was developed as formation of private builder-owner ‘Baugruppe’, is attached to the portal and completes the typical urban Berlin block structure with a front building and side wing.
By restoring and integrating the remaining portal into the new building, the historical and spatial reference to the nowadays versatilely used production halls is created and the comparably large industrial scale determines the buildings structure.
The two-flat layout with its asymmetrical core is essentially defined by the existing conditions. While the floor plan in the apartment of the front building is focused a compact circulation, the functions of the apartments of the side wing are arranged similar to an enfilade.
In favor of the individual design of the floor plans, different layouts and bathroom constellations are possible with the same shaft layout. Thus, adaptable room layouts can serve to individual needs of privacy and space.
While individual rooms are oriented towards the quiet courtyard, the common rooms open up to the street scape by means of a large glazed facade. The interplay of lodge-like balconies and oversize fixed-glazed windows meets the demand for private, inner-city outdoor spaces, while also strengthening the contact with the immediate surroundings.
The amenable interface between public and private form the basis of this 3-dimensional façade, which, together with the existing brick arch, characterizes the address and identity of the building.
Sensitive handling of the existing structure as well as the high degree of possible individual design, make the newly created building a sustainable contribution to Berlin's urban structure.
